Like the Buyer's attorney or accountant, we have a fiduciary obligation to do what is in the Buyer's best interest. Our experience, skills, and services are focused on the Buyer's needs and interests.

This is what we do for our clients:

  • Promote and protect the buyer's interest from property search to settlement
  • Search all inventories, including MLS, throughout the Cape
  • Advise Buyer of negative as well as positive aspects of the property
  • Research property history, matters of public record and disclose all findings
  • Provide opinions of value, research and analysis
  • Negotiate in favor of the Buyer for best price and terms
  • Structure offer with the Buyer’s best interest in mind
  • Keep Buyer's financial and personal information confidential unless authorized to disclose
  • Provide Buyers with resources for additional professional services realted to the transaction.
  • Share our knowledge and sources of current environmental and regulatory information

This is how we work:

(1) Consultation Session.
Our first step is to meet with prospective Buyers for a consultation session. This meeting is to help Buyers determine if they want or need our services. During this session, we review a Buyer’s wants/needs, provide information about our service menu and fees, market values and inventory. We also discuss financial information, costs to buy and review the entire buying process.

(2) Buyers Retain Our Services.
Buyers retain our services via a Representation Agreement. This defines the responsibilities of both parties, term of the Agreement and our fees.

(3) Fiduciary Responsibility.
Via the Representation Agreement, prospects become REPRESENTED CLIENTS. As such they are entitled to a wide range of value added services, and we are legally bound to act solely in the best interest of the Buyers.
